Property Description

We have currently 16 land lots available for the construction of modern villas with a flat roof of different sizes from 435 m2 to 454 m2, where you can build the villa of your dreams. We offer owner financing with the down payment of US$20,000 and the rest financed for 5 years with 6% fixed annual interest. The prices start from US$65,334.

There is also a one-time connection to infrastructure fee of US $20,000 (water, sewage, and electricity). It is paid at the beginning of construction or within 3 months of signing the contract, depending on what happens first. The villa has to be complete in 2 years.

From the signing of the Promise of Sale and until the villa is finished, the monthly maintenance fee will be US$100. Once the villa is built, the maintenance will be between US$270 and US$341 depending on the number of bedrooms or according to the current rate.

The monthly maintenance fee includes the following: Water (10 m3 + 3 m3 per room) and sewage, 24/7 security, garbage collection, and maintenance and lighting of common areas.

Electricity is paid separately to the Project administration according to the meter, the rate is RD$12 per kW and there is also a fixed monthly fee of US$25 that covers backup generator maintenance.

Inside the project you will find a variety of amenities, such as restaurants, a сlub house with many pools and a bar, tennis courts, a modern 2-level gym, an outdoor gym, a volleyball and basketball court, a spa, and a safari playground for children. LAGUNA SOV is a large entertainment center for all ages that also forms part of the community.

Property owners at the project have the following benefits:
- Free access to the Club House (playground, pools, etc);
- 10% discount in the Restaurant Maria;
- 50% discount at the gym;
- 50% discount at Laguna SOV.

These benefits apply to 2 people per bedroom (usually family members) of the property (for example, if the villa is 3-bedroom, 6 people in total).
