But in not touristic areas and not direclty at the beach, i would say 10 usd per m2 or less.

I have property near the beach in the DR since 1985 with a deed/title. I have always questioned whether the value has gone up on it and I have always consistently been told that property value does not go up here as fast as it goes up in other places around the Caribbean. I always feel someone is just not telling me the truth. If I leave it up to the offers that have come my way it makes me want to say what is the point of owning if value doesn't go up. My property is located in Peravia, near Bani and in particular Nizao. As far as I know it is a beautiful idyllic place within a gated community and many wonderful homes in a fully developed area. It is not a slum and my property has been tended too by wonderful person. It has running water and completely fenced in with no squatters. What is the going rate for this type of property? My lot is all fertile soil with no sand at all and many different fruit trees on the property which is almost 1000 square meters. Everyone ever interested only have offered me what we paid for it back in 1985. What gives? Am I on quicksand? On top of a toxic dump? A cemetery? Or is it just that most people over there just want to get over with everyone? I don't get it! Someone give me a reference for the going square meter rate near the beach in this area.
